There is no need to discuss that, she will not do it, which I can also somewhat understand. I have some very good approaches here and I think first of all everyone will have to sit down together again to discuss what is possible and what is not.

I am currently starting the complete renovation of a listed detached house, built around 1914, 120m2. The renovation costs for the building have been estimated at just under 300k€ (calculated by the architect and reviewed by my bank). Plus outdoor facilities, carport, etc. I hardly consider 100k€ realistic. If you start with 100k€ and only finish halfway, you will have a problem. Because then there is nothing to rent out! P.S.: For a listed property with a new heating system, check whether you can meet the energy saving ordinance for listed buildings (160% energy saving ordinance). Then a KFW151 listed building loan for up to 120k€ with up to 30k€ repayment subsidy might come into question.

Mh... I'll sum it up realistically: You have neither sustainable income nor usable property. You don't just renovate an old mill with 100k into two rentable units. As long as your parents are alive, the whole thing is worthless.

Don't give him strange ideas. After he has been transferred the property, the old man should kindly waive his right of residence. After all, he only inherited the thing and has no claims to make.

In short: if even local banks say no, then there is a very plausible reason for it.

The banks said no because my pension is limited. To try to insinuate something here is an impertinence. I only asked what options I have and have already had a fruitful phone call with the [Denkmalschutzbehörse] today.

I never said that my father should give up his right of residence; it just had to be removed from the land register, those were the bank advisor's words, not mine, because otherwise it is worthless. We have come to a solution that also generates equity and my parents are satisfied. So the matter is settled here.

But what a product of the mind the last commentator was is really unbelievable. To write such nonsense in response to a simple question reveals a lot. But I am signing off here. Luckily, unlike what was constantly claimed here, I have come to a solution. I wish you all a good life.

I have summarized your posts. That is exactly what you wrote. No right of residence in the land register means no right of residence. Period. I did not make up the part about the father's own inheritance either. Everything can be read back.
