Construction description / additional costs - who has experience?

Hello everyone,

I will soon be buying a KFW 55 semi-detached house from a developer including the plot of land.

I have the construction description.
However, no information was provided there regarding the ancillary construction costs. For example, development, clearing of the land, costs before the house construction, house connections, etc.

I was verbally and via emails informed that all these costs are included in the purchase price.

Should I insist that all these services are included in the construction description, or is this not so important since I have to pay the purchase price only once the construction is completed anyway?

Everything that is not written down is usually not included.

you buy a finished house from a property developer. It doesn't matter to you how high their incidental construction costs are, you pay the agreed price and receive what is stated in your [Baubeschreibung].

Are you buying from a developer or from a general contractor (GC)?

In the latter case, you have a works contract - everything that is not included in it (such as connections, soil removal) is your responsibility.

The developer in the legal sense (often the GC is colloquially also referred to as such) gives you a purchase contract. So you get a practically finished, connected house. Where they disposed of the soil is none of your business.

The company states that it is a general construction company. Then I assume that they act as a developer for us, since the company sells us the land and the house together. The house is basically designed by them, we can only specify a few changes.
It is not just 'our' semi-detached house being built, but 4 more.

Do the house connection costs have to be listed in the building description? These are not necessary in advance to actually build the house, unlike, for example, the development.

What is important is what is stated in the [Notarvertrag]. The [Bauleistungsbeschreibung] is not important for your project regarding the incidental costs and connections. It can even be stated in the [Bauleistungsbeschreibung] that the incidental costs must be borne by the contractor, because the [Bauleistungsbeschreibung] applies to all houses from your provider. The corresponding point is then excluded in the [Notarvertrag]. At least, that was the case with acquaintances. There, 4 houses were also built and everything was included. The [Bauleistungsbeschreibung] was the standard version, which even stated that costs XY were to be borne by the contractor. The [Notarvertrag] then explicitly stated everything again in detail.

Note for you at this point. If you want additional things, such as electric blinds, finished attic, premium doors or anything else, wait until you have signed the [Notarvertrag]. All this can be paid without problems afterwards and you save a few thousand euros in taxes. Maybe discuss it with your company beforehand.
