Construction costs: Received an offer for a bungalow with approximately 140 m² living space.

Hello everyone,

we have now received an offer for a house with the following key data from a regional general contractor.

    [*]Bungalow, approx. 115 m² built-up area with a livable attic
    [*]Individually designed, solid construction (Ytong, plaster facade)
    [*]Total living area approx. 140 m²
    [*]Attic fully developed (guest room and hobby room)
    [*]Concrete ceiling above the ground floor with light cutout
    [*]Steel stringer staircase
    [*]KFW 55 standard
    [*]Air heat pump (split unit, plus water storage) underfloor heating.
    [*]High-end electrical equipment (satellite system, network sockets, 50 power outlets, etc.)
    [*]Main bathroom with shower, tub, toilet and washbasin
    [*]Guest bathroom with toilet, washbasin + shower
    [*]Turnkey including painting and floor coverings (tiles + parquet)
    [*]Windows with electric blinds, anthracite
    [*]Including a masonry garage 9x4 m with gable roof + electric door, windows, additional door.
    [*]Floor slab, all earthworks, connections, etc.
    [*]The offer includes all architectural services and official fees.

The offer price is approx. 310,000 euros including 19% VAT.

For connections (electricity, water, sewage, rainwater, telecom) approx. 6,000 euros are estimated.

Official fees, surveying etc. are estimated at approx. 8,000 euros.

Additionally, we should budget approx. 20,000 euros for garden and paving work.

The plot (500 m², fully developed) has belonged to us for some time, so there should be no further costs here.

What do you think? Is that more or less okay and realistic?
Is there anything else to consider?

I consider the price to be reasonable and fair. If the company produces good quality after gaining more experience, do it. Take out a [Bausparvertrag] as construction support if you are construction laymen.

What about a soil survey? I assume that does not exist yet. Accordingly, the earthworks etc. are all subject to reservation... How many centimeters of excavation does he include? They like to calculate that narrowly and then charge extra. There are some threads here on the topic of additional construction costs. Take another look there to see if anything has not been planned so far. The offer sounds very fair for the equipment. Basically, construction providers like to underestimate the on-site costs (to be borne by you) to get a bigger share of the financing pie themselves..

Reads well. Quite realistic. However, the 310000 only includes what is specified in the construction performance description. Based on experience, you can add another 10000-20000 for electrical, sanitary, and flooring. Sat dish, LAN, more sockets, larger tub, rimless toilets, stainless steel strips, better tiles... The ancillary construction costs are also missing - earthworks are certainly only included up to 30cm depth. Often you need more. Or a better foundation slab, meaning more steel. Yes, that's how it is.

Hi,

Satellite system, network, and soil survey are included in the offer.
However, you never know what will come out of the soil survey.
The architect / general contractor knows the property and has already built on several neighboring plots; he thinks there should be no problems.
For better equipment, additional work, etc., we have initially planned about 10K reserve, hope that's enough.
Otherwise, the garden will have to be cut back.
