Construction costs - Please provide an assessment

Hello everyone,

we received our first offer several days ago and are now wondering whether the price is acceptable or not.

We have been told by other developers/builders that it is too cheap, and according to their statements, others are strangely priced roughly on the same basis.

About the house:

    [*]It is supposed to be a Kfw 70 house without a basement.
    [*]The house itself will only have a cross wing and otherwise all bay windows and balconies will be omitted.
    [*]The living area is about 165 m² according to the plan.
    [*]Triple glazing for the windows (including external roller shutter boxes)
    [*]A central ventilation system is planned.
    [*]A room-air-independent fireplace is included in the offer.
    [*]Heating is done with an air heat pump + 300-liter domestic hot water storage.
    [*]The masonry is, according to the offer, a 24 cm Poroton + 10 cm insulation.
    [*]Everything is included in the offer except for painting work and floor coverings.
    [*]Tiles are included at a material cost of €25 per m² for the kitchen, pantry, and bathroom.
    [*]Typical things like plumbing work etc. are also included.


Additional costs such as connection fees for sewer, water, wastewater, and electricity are not included in the price.

The price quoted to us amounts to €225,000.

If any information about the house is missing, please give a brief note.

Now, of course, the question arises whether the price is realistic, since we have already heard both sides.

Is the foundation slab already included in the price?

But even so, the price seems very low to me... especially if Controlled Residential Ventilation, a fireplace, and a heat pump are supposed to be included...

With the foundation slab, I would have rather estimated around 300k for a reasonable execution...

Yes, the foundation slab is also included; it is a floating foundation slab with perimeter insulation.

Other contractors have estimated the whole thing for us at around €240,000 to €250,000 including floor coverings and painting work.

The question is whether a lot will be added to the cheap offer or whether he has better conditions due to the size. So far, we have not heard anything negative about this developer and, as mentioned, everything is included according to the building description. Only the tiles are priced at €25 per m² and the sanitary installations are somewhat underestimated, which we will definitely exceed.

Hello Muglu, I consider the offer appropriate. For our similar construction project (160 sqm, Kfw 70, 2 full floors) without controlled residential ventilation and fireplace but with geothermal instead of air heat pump, we received two offers from developers in a similar range (in Rhineland-Palatinate). For comparison: Our architect calculates 300,000 EUR for the construction project including double garage (6.5x9). That would include everything. That means including earthworks, floor coverings, etc. without own contributions.

In the offer from us, no garage or similar has been included, as this is to be carried out as self-performance.

240,000 - 250,000 is more realistic, 225,000 is too low in my opinion, I expect hidden follow-up costs or a bankruptcy at some point because the contractor can't calculate :). Especially if the earthworks are already included as a flat rate and fully covered.
