Hello everyone,
attached are my construction costs. Maybe it will help one or the other.
Built was:
- 700 sqm plot
- ~150 sqm living space, pitched roof, converted attic
- Plastered, flat roof dormer clad
- Double garage, 54 sqm, sectional door
- 100 sqm paving
- Air heat pump
Extras:
- Chimney flue (there wasn’t enough left for the stove )
- Flat roof tiles
- 14 floor-to-ceiling windows, one large sliding door, one roof window
- Aluminum front door
- White ash staircase
- Bus system, >120 sockets, electric shutters
- 66 LED recessed spotlights, all dimmable
- Doorbell from a brand manufacturer (camera, remote access)
- Walk-in shower, washbasin with two sinks
- Shower and urinal in the guest WC
- Laundry chute
- Security profile locks (three doors)
Costs (all prices rounded for clarity):
Plot 63,000€
Additional costs (notary, etc.) 8%
Connections (electricity, water) 4,000€
House ~1,400€/sqm
(incl. building permit, electricity, water, appraiser)
Interior finishing ~12,000€
(Additional costs for tiles, painter, flooring)
LED plus dimmer 3,600€
Additional bathroom costs 5,300€
Kitchen (kitchen block) 11,000€
Electricity (material, purchase prices!) 17,000€
Paving work 12,000€
Tools 1,600€
Total
Planned 340,000€
In the end it was 6% more - ~360,000€.
The biggest unknowns were the additional costs for bathroom and electricity.
I think our house construction went quite well in terms of costs. This is partly due to the rural area, partly due to the craftsmen with whom I have partly friendly contacts.
I underestimated my contribution to the topic of own work. I "only" did the electrical work and, as is often read here: An expert needs a third of the time.
