Construction costs for a single-family house with garage realistically?

Hello everyone,

I am relatively new to this forum, have been reading here and there for a while, and I have a direct question for you!

My wife and I want to build a nice small single-family house with a garage.

For this, we visited our architect several times and had the perfect floor plan drawn for us.
After our request, our architect created a cost breakdown for the construction financing, which partly seems very unrealistic to me,
such as costs for roofing, heating, sanitary and electrical installation,...

Note:
- We understand that incidental costs are not included in these costs.
This is only about the pure construction costs!

Are these costs realistic?

Key data:
- Plot (owned by us) relatively flat / approx. 760m²
- Single-family house with 180m² living space
- standard equipment / no frills
- Gas condensing boiler with underfloor heating (secondary pellet heating planned)

The individual trades are to be contracted independently.

Own contributions will, in my opinion, be around 20-25% (since I am a trained electrician) :cool:

Nice, certainly, small, by no means.


If I roughly calculate it, I come to EUR 260,000 for the house and another EUR 35,000 for the masonry garage including equipment storage and utility room. So all in all EUR 295,000 and that doesn't even include painting work, floor coverings, or typical incidental construction costs.


Then you should know best that the amount for this trade is probably the closest to the truth in the architect’s breakdown :confused:

I don’t understand the amounts under "self-help"...

I personally would add a shower on the ground floor and remove the "Schmutzecke" in the bathroom behind the door :)

The amounts under Selbsthilfe are the in-kind contributions in % of the construction costs per trade.

e.g. 20% of €14,490 -> €2,898 as in-kind contribution or Selbsthilfe
