Construction costs for a single-family house with garage realistically?

Are you unemployed or how do you want to manage 20% with your own work? The materials will probably fall off the truck then? I think I would change the architect :rolleyes:

Do I understand correctly that you want to do about half of all the work yourself? How do you plan to manage that time-wise?

When the sums are under self-help, these are the own contributions in % of the construction costs per trade.
For example, 20% of €14,490 -> €2,898 as own contribution or self-help

That is already clear to me; then I ask differently.

[*]What can you provide as own contribution for the foundation slab that would be worth €2,898.00?
[*]As in 1. for precast ceilings and ring beam worth €1,748.00
[*]Roof structure - €1,886.00 for laborer services?
[*]As before, only roof covering worth €1,196.00 for laborer services?
[*]Exterior plaster – where do you want to contribute own work?
[*]Scaffolding own contribution worth €138.00? I wouldn't erect it for that...

Are you sure that the craft businesses you will choose share the idea of self-help with your architect? Especially in the trades plumbing and electrical, will they forego/want to forego the final assembly?

Unfortunately, one has to say - the whole thing seems to me more like a fantasy construct than a somewhat serious cost estimate. This way, one can only experience a total financial and performance failure. You really have to make much more effort to get a realistic cost calculation.

We have a construction boom - and no one has anything to give away. Find a professional or dive deeply into the subject yourself, then you will realize that the [Luftschlösser] you have calculated so far are just castles in the air.
