I may have expressed myself wrongly with the KfW. We do want to build energy-efficiently, but we do not want to achieve KfW 70, 55, or even 40 at all costs. However, if we reach KfW 70 with 36.5 Poroton, triple glazing, and gas or heat pump, then so be it. We do not yet know if we will need a ventilation system.
The plots are from the municipality, and they have commissioned the real estate agent. The plots are commission-free but not yet developed. The building area will only be developed when 75% of the plots are reserved. And only then will purchases be made. According to the real estate agent, all development costs are included in the purchase price. Yes, the reservation fee is refunded upon purchase.
Regarding the detailed itemizations. I have listed everything I have read in books, found on the internet, or heard in conversations in this list. Earthworks would be included to a certain extent in the price at Town & Country. Therefore, I did not list any costs there.
