Hello everyone,

we are currently in the cost planning phase. We have calculated the BRI and set the construction costs at 380€/m³. With what amount can I now calculate the basement? If I also apply the 380€ here, my basement costs 100k. :confused:
We have a basement with a granny flat, so a living basement. I am aware that a living basement is more expensive than a utility basement. I would have estimated the utility basement at 40k and the living basement at 50k.
Can someone give me a hand with this?

Hello,

That initially depends on the size and the level of development.

Our basement (11.40 m x 9.02 m - room height from finished floor 2.40 m) with underfloor heating in two rooms with a total of around 40 sqm cost almost exactly EUR 50,000.00.

In addition, there were floor coverings, filling and plastering as well as painting in all rooms except for the staircase (which was done by the construction company). Material costs for this were around EUR 5,000.00 - the work was done by ourselves. The four doors in the basement were also installed by the construction company and are included in the EUR 50,000.00.

Under certain soil conditions, a special waterproofing of the basement is still necessary, which can also cause considerable additional costs.

Good point!

I completely forgot that in the last post. Our basement also has a sealing against accumulating seepage water.

Thank you for your quick response. Then my rough estimate with the 50k is not far off. How did you insulate the basement? External insulation? How was the slab insulated? I am considering whether it would be possible to insulate only the area of the granny flat, if that is possible. Our basement is about 11.50m x 9.50m and should have a simple level of development.

Since our plot has a slight slope, I doubt that special sealing will be necessary. However, I will probably still go close to a WU construction.

Hello,
our basement has a continuous perimeter insulation.

I personally don't think partial insulation is very good. Due to the continuous concrete walls, you will almost certainly create perfect thermal bridges.

We also have a slight slope, but according to the soil report, we still need waterproofing against rising seepage water.
