Construction cost estimate too high?

Hello everyone,

My wife and I would like to build a small house. Our architect has prepared a construction cost estimate that initially shocked us.

We are planning about 150 sqm of living space, 1 1/2 stories, simple floor plan (11.6x9), wooden cladding, except for a shed dormer no complicated extras. Air/water heat pump, underfloor heating and controlled residential ventilation with heat recovery. A chimney for a wood stove is required. No basement due to high groundwater.

We want to build a larger garage (mostly by ourselves), about 40 sqm.

The plot is flat and rectangular. All connections are directly at the property boundary. However, filling must be done in the area of the house and the garage (25x10), since the plot is about 1 m lower than the street.

Now we have a cost estimate of about 425,000 EUR (without land). Of this, 325,000 EUR is for the house, 35,000 EUR for the garage (calculated without own work), 25,000 EUR for outdoor facilities and about 40,000 EUR for house connections and incidental costs.

If you calculate only for the house, we are already at 2170 EUR/sqm.

What are your experiences? Is this really realistic?

Hello,

for a normal house and based on the size of the floor plan, I would say: clearly too high. Are trades such as stairs, heating system, sanitary facilities, etc. already included in the estimate? Have you received alternative estimates in the meantime?

that's a lot.
We have here an offer from a (according to test magazines very good) prefab house builder.
140sqm with an attached conservatory.
Gas heating + solar support
Fireplace connection
just under 200,000€ including sanitary objects, earthworks, house connections, porta-potty, building permits - excluding floor and wall coverings (except tiles in the bathroom and hallway). No basement (also too high groundwater). On a slab foundation (also included).

Building plot would be in the Lower Rhine region at the Dutch border.
