Construction cost estimate for our dream house

Hello everyone,

I always enjoy reading regularly in the forum.
Very interesting and very important information for my own building project :-)

And that is why I am now writing my calculation here in the forum, hoping that Bauexperte and Der Da as well as other professionals here in the forum will not tear it apart too much :-) But I am a realist, and if my breakdown is wishful thinking, feel free to hit me with the hard truth. We are still at the very beginning and are defining the framework conditions.

First of all; I roughly followed Bauexperte’s breakdown regarding the incidental building costs.
Framework: relatively small plot, 371 m2 in a new development area with access in the second half of 2013, South BW, the development plan says 1 1/2-story house with gabled roof. Due to the size of the plot and the building window, we are assuming about 130 m2 for the house with Kfw 70 standard. Here in the forum I read about approx. 1,500 EUR per m2.

A bit of personal contribution (knowledge available) in the area of outdoor facilities as well as surfacing work can be provided. But I have not included the personal contribution for now.

Yes, the garage is probably more expensive, but it would balance out with the generous exterior landscaping planning ;) I would personally also include an additional item for upgrades for plumbing and electrician, maybe 10,000 ... it always ends up being more expensive than you think.

The construction costs are about right, but the estimate does not yet include costs for painting and flooring; the technology is limited to a conventional gas condensing boiler with solar domestic hot water heating and decentralized ventilation.

In my opinion, the usable cellar is calculated too low, the price for the prefabricated garage 3 x 6 with a simple up-and-over door. Additionally, the costs of the 2 strip foundations, about € 8/900.00.

If you put the outdoor facilities in own work, TEUR 15 is too much. TEUR 10 is more than enough – after all, 370 sqm are not that big :D

I would have calculated like this:

Plot: TEUR 55
House KfW 70: TEUR 195
Usable cellar: TEUR 45
Ancillary building costs: TEUR 35-40
Prefabricated garage 3 x 6 including strip foundations: TEUR 6
Expert: TEUR 3.5 up to open top, depending on assignment
Painting work in own work: TEUR 10
Outdoor facilities in own work: TEUR 10
Kitchen: TEUR 10
Reserves for extras: TEUR 10

All in estimated investment: 384.5

So I am a bit above your list ;)

If you don’t have a soil survey yet, expect that your basement might become more expensive. With a white tank, we would have ended up at almost €60,000... However, without obtaining further comparison offers, since even €40,000 would have been too expensive for us for a hole in the ground :)

Hello there,

I am basically rather skeptical about basements and the costs associated with them. I see it at my parents' place, there are two bicycles and a bit of junk in the basement that you’d rather throw away or at least sell at the next flea market ;) Nothing more.

60,000 EUR is quite a sum; you could instead buy an additional 1 to 1.5 room apartment (at least here in the countryside) and consider it as an investment property, especially in times when inflation eats away at (safe) returns.

I can very well imagine that we switch to a slab foundation and invest the saved money elsewhere in the house so that we explicitly have/use something from it. I’m thinking of better fittings in the trades or simply a bit of luxury like a jacuzzi on the terrace... Lots of ideas :cool:
