Hello everyone,

the floor on which our condominium is located has just been completed with the concrete exterior walls and the internal load-bearing walls made of concrete.

We submitted an individual electrical plan in advance in due time, which also results in changes to the exterior walls. During a brief inspection, however, we have now seen that all the sockets in the exterior walls are placed as in the old plan and our individual changes have not been taken into account.

What we are wondering now: should we raise the alarm or is this procedure normal and they first build without individual adjustments and install the sockets afterwards? It just surprises us a bit, as many empty sockets in the concrete then become unnecessary and new holes have to be drilled elsewhere, and empty conduits might also be missing...

Thank you very much for a brief clarification!

Best regards!

That is not normal. -> Communication solves many problems. So discuss your concerns factually with your site manager and, if necessary, communicate them in writing. It is not a defect yet, but it seems that the electrical planning was not passed on to the executing trade of shell construction.

Hello Wastl,

thank you very much for your reply. Unfortunately, I had expected something like that. We actually specifically pointed it out again beforehand and spoke with the site manager and electrician that the changes also relate to the exterior walls. Answer: "we'll take care of it."

How would it technically proceed now: will grooves be made in the concrete, new drillings be done, old ones be plastered over? Doesn't the building fabric already suffer now and isn't that already a defect?

Thanks again and best regards!

I am not a construction expert. As a layperson in construction, I would seek an open conversation with the site manager. The building fabric should not suffer – unless all the lines are completely wrong and dozens of chases need to be redone. With concrete, you don't just make chases like that. That's why in precast concrete parts, empty conduits are often already planned at the factory. It would only be a defect if the structural integrity were compromised – this cannot be assessed from a distance. Maybe this procedure is normal with your [Bauträger]? It is not understandable.
