do you possibly have a few useful tips regarding the floor plans?


Development plan/restrictions
Plot size: 800sqm
Slope: no
Floor area ratio: 0.3
Border development: prefabricated garage at the boundary with possible access to the utility room
Number of parking spaces: 2
Number of floors: 2
Roof type: gable roof 40-50°
Style: classic single-family house
Maximum heights/limits: 4.40m eaves height

Basement, floors: no basement, 2 floors

Without a site/land plan and orientation, you really can't say anything.
There is a good objection regarding the windows on the upper floor in a side thread (->Hype)

It's relatively "simple" planned, which doesn't have to be negative, and such houses are built by the thousands.

Just the usual: staircase start in the dirt area of the door, utility room size possibly too small, please think about furnishings.

What rather irritates me: you are building a 9.50x9.50 (small, square) with a gable roof on an 800sqm plot? I would rather see a rectangle, and larger. Otherwise, it could look cute ...

The house is rather compact. I find the living room very large in comparison. Since the utility room is very small (for us, it wouldn't work even without children), I would rather give up the large living room and create an additional room by moving the kitchen into the living area.

All the doors open into the hallway. This is unusual, but we have done it with some doors due to space constraints. However, I wouldn't do it with the bathroom door. Otherwise, the doors might hit each other.

I also wouldn't choose a square floor plan for a gable roof house.

In the upper floor, there is regularly no space for cupboards behind the doors. It is very important for assessing the space in the attic to mark the height lines at 1m and 2m; and in all floors, an example furnishing is helpful. Also show the facades for this - off the top of my head, I would say the square windows at the top but different formats below might look somewhat strange together. For what reason do you repeatedly deviate from the building regulation measurements?

No basement, two children under 5, then the utility room is way too small! Otherwise, you have no storage space anywhere.

In the hallway, I also see hardly any space for a wardrobe, except for the limited space under the stairs. How do you want to place a stroller here alone?

Rethink the door swing (at least open the door to the utility room inward, otherwise you come in through the front door and might immediately get the utility room door in the face), also the placement, if necessary you can gain space this way.

Overall, for an 800 sqm plot with a floor area ratio of 0.3, there are surely more comfortable solutions. Square is not always practical and good (and supposedly only with chocolate, too).
