Classic city villa with flat roof or double-pitched roof - ideas?

Hello everyone,

I have a question for you, or maybe someone has built something like this themselves and can give me a few tips :)

We want to build a single-family house with a granny flat. At first, no problem.... the difficulty lies in the fact that the floor area of the granny flat should be about 80 sqm. and our house also about 70 sqm on the ground floor and 80-90 sqm on the upper floor. How would you best divide it so that the house does not look too bulky? Our plot is 1050 sqm. everything can be built except a flat roof. The roof must have a pitch of 25°

My ideas were already a classic townhouse and a few flat roof elements next to it. or a double shed roof where one shed roof only has 1 floor and the other 1.5 to 2. I can't really imagine it with a gable roof.

I also can't estimate what would be cheaper or more expensive price-wise :)

I would really look forward to answers :)

Nice full ground floor with attic. Attic fully for the larger unit. Ground floor to be divided equally (or 80/70). Then there are about 90 sqm of living space upstairs. Fits.

So a bungalow with an attic would be your suggestion?

Write down some background information. Should a family member be included? Or should the apartment rather be rented out externally? Can the granny flat be upstairs or must stairs be avoided? Why 80 sqm of space requirement? Depending on this, you could consider a shared utility room and so on to save space.

A site plan with dimensions of the property and a north arrow would also be useful. It makes a difference whether the property is long and narrow, rather square, and where there are access possibilities, whether it might be a hillside property, etc.

No, I am talking about a full story with an attic! Commonly called 1.5 stories - but there are no half stories. A gable roof house where the living space upstairs is counted as 2/3.

So: a duplex where the entire upper floor will belong to one unit only.
