So high voltage is definitely not a personal individual equipment request but should be present at least once in every house. What I definitely pre-install are empty conduits and empty boxes for later wall lamps or whatever else you might think of. Just plaster them in.

For your checklist:
Placement of garbage bins
Which socket should be switchable
Sockets/LAN in floor box (e.g. under sofa)
Type of floor coverings (relevant for screed heights)
Rainwater supply for cistern
Door intercom system
Consider system for supply (heating, energy, electricity, network...)
Plan special rooms (wine cellar, rehearsal room, home cinema, air-raid shelter, pottery, carpentry work, model railway, art archive, cold storage...)

Addendum:

Empty conduit at the location of the TV to hide the cables from the outlets below to the TV mounted on the wall.

Hidden media outlet and socket in the middle of the living room ceiling for a possible projector. (we forgot about this)

And, seen at the neighbor's: outdoor LAN outlet on the terrace for home office with a work laptop that is not allowed on the Wi-Fi because the employer has a security fetish...

After last summer, as of today, I would probably provide a permanent air conditioning system for the bedrooms. What one should never forget is annoying little things like the [Außenanlagen]. Fencing, topsoil, planting, paving work they 1. cost money 2. take time 3. make a lot of mess if not planned for from the start

Better is an adjacent forest and a hanging tree tent for the summer. Fresh and pleasant air, perfect sleep. Where you build is also important...

I had hoped that good insulation + ventilation system would keep the rooms ventilated but also cool? Because I also had a few unpleasant nights, despite the bedroom facing north.
