Change to the garage after approval exemption

We have been planning the construction of our single-family house for some time. Since we adhere to the development plan, we did not need a lengthy building permit; a permit exemption was sufficient for us. This has been approved for several months now. However, there has been a change: for cost reasons, we are foregoing a double solid garage and instead opting for a three-part prefabricated garage. This changes the dimensions, though. The double garage was supposed to be 8 m wide and 6 m deep, but the prefabricated garage is only 6 m wide, though 9 m deep, as three individual garages are connected—something that is not visible from the outside. The garages will be built directly onto the house; due to the reduced width, the entire house including garages would be shifted 2 m to the left. My question is, do I need to apply for a new permit exemption? Our architect and also the construction manager are not quite sure. Could there be problems? Thanks for your information.

Hello,

I would inform the municipality about it and have the exemption confirmed again. Basically, it is confirmed that if you adhere to the development plan, the effort of obtaining the approval is saved.

The actual difference is that the authority does not examine the documents (building permit) in detail during the exemption process and does not point out errors! In the end, in both procedures, the architect is liable if the construction was not permissible according to the development plan. For you, both procedures are equally binding!

So if your construction complies with the development plan, I see no obligation to obtain the exemption again. All statements of course without guarantee!
