Hi,

we need your help.

We found a plot of land in February and signed the purchase contract at the beginning of March. Since everything had to move quite quickly, we only had time to arrange financing for the land. That worked out, and we got a loan with a land charge registration that can be repaid at any time (not yet done). Now, due to delays in surveying, the appointment for the payment of the first installment has shifted from mid-March at the latest to probably early July.
In the meantime, we have dealt with the topic of house construction and the complete financing and have found the bank for the entire financing with 95% certainty at the same bank we chose for the land. Only the amount is not quite fixed yet, but accurate to €10,000. The exact composition of the loans is only 98%. The land charge is supposed to be registered next week since the payment is due the week after next.
Should we register the existing land charge now and adjust it once everything is finalized, or register the complete amount, which might be €10,000 too high? What would you do? What does such a change cost? I’m lacking some background for a real decision.

Better enter the 10k more directly. A change is not possible without further ado and without additional costs. The extra costs for the 10k should be manageable. Or 20k.... Ask the notary where the next thresholds are where it gets more expensive.

There are also calculators on the web where you can calculate that in advance.

What is so negative about a Grundschuld? When the loan is paid off, it automatically expires, doesn't it???

No, a land charge never expires (that's the practical aspect) unlike a mortgage.

But when the basis (i.e. the loan) is settled, you get the document and can do whatever you want with it. Have it cancelled or finance something new.

So I can have the registered land charge deleted (directly at the bank or where?) and then it is history. Therefore, in my opinion, a land charge is not a problem.
