In addition to the actual annuity, the incidental costs, reserves must of course also be taken into account. And everything else that comes along, which you previously did not know you would ever need or were sure you did not need. Or the typical "we'll do that later from the current income" – there is then no leeway for you.
So you would have to absolutely honestly and realistically calculate everything and you would have to be very disciplined and remain so. I would go for a very long term and low rate. And good protection, [BUV], accident insurance...
Doable but already tight, I would say.

No, that won’t work, he is from Bavaria. No chance. With the 230 you’ll have the shell standing and the roof on. Maybe even some windows installed. That’s it. With the remaining 100 - 150 you can make it move-in ready.

Instead of individual trades, I rather see a general contractor construction very close to the catalog model. Then you also have warranty for what you get for the planned money, because there will probably be no buffer.
