Hello House Construction Forum!

Well, I have already searched through half of the forum and also consulted Mr. Google - but so far without success.

My concern is as follows:

My wife and I built a house in 2008/2009 and there are here and there small defects, which belong to it :-) , what runs perfectly in a new building anyway?

But now the following happened, from one day to the next the TV connection in the kitchen no longer worked (satellite) and the electrician who then checked everything told me that it can only be a cable break under the pond.

We then immediately called the company that installed the entire heating and electrical system for us back then. They checked again and also think that the cable must be broken.

When I asked whether this is covered by warranty / guarantee (almost 3 years have passed since handover), they denied this.

Is that correct?

We would appreciate an answer, thank you!

Regards Tom

Hello Tom,

Did you conclude the contract at that time according to VOB or the Building Code?

Kind regards

Morning,
however the underlying contractual matters may be, the corresponding TV cables must be laid fully conduit-routed according to VDE and be replaceable. So if the electrician has done a proper job, it is a matter of 15 minutes.

Hello everyone,

first of all, thank you very much for your feedback.

Since I am traveling during the week, I cannot quickly answer under which contract law we awarded the order.

There was an offer at the time, and we gave him a verbal commitment, and he then started accordingly.

@karliseppel
When I asked whether the cables were laid in an empty conduit or something similar, this was denied. He would only have the option now to lay a new cable from the other antenna socket in the living room (behind the baseboards), but I would have to bear the cost.

Now, in addition, the light in one room is not working anymore, although power is coming to the switch, just not at the lamp. The electrician friend who quickly checked it in the evening also suspects a cable break here. Now it’s just the case that I would really like to have a more serious conversation with the company at that time.

I am always very lenient and often let myself be persuaded and held off, but slowly I am fed up with these people, as most of the problems in the heating and electrical areas have occurred with the same company.

I will check over the weekend if there is anything about [VOB] or [Baugesetzbuch] in the offer.

I just want to point out in the next conversation what my right is, or that he must also fix the defect (if it is one) without costs to me.

I would be grateful for further information.

Regards, Tom

How did you actually build? If you yourself approach the "contractor," one must assume you had a direct contractual relationship with this company. So you built individually or with an architect or similar - is that correct? If not - what exactly was the arrangement? General contractor / construction manager / property developer?
