Buying/renovating a single-family house - what to consider and what costs to expect?

Hello,

we are planning to purchase a house that will cost approximately 89,000 EUR - built in 1966, about 100 sqm, 5 rooms plus 1000 sqm of land.

What we would like to know now:
a) Which experts should be consulted for an inspection to estimate the value and condition
b) What costs can roughly be expected for such a renovation?

Roof, electrical, facade, basically everything needs to be done ;)

In our area, the advice would be to tear down and rebuild. At that price, the house is probably just a bonus to the land. But seriously: get a building surveyor and/or an architect if you have that much to do. The price can easily be 1,000 euros per square meter that you have to invest (depending on technical requirements or energy measures and taste, even more).

Unfortunately, many claim that...

I would consult an expert or architect who is preferably known personally or through 2-3 degrees of separation. Then determine and assess the condition of the existing building. Where are the weak points, where are investments and measures sensible.

Please do not immediately wrap exterior walls in Styrofoam, insulate roof+basement poorly, and replace all windows.

It is rarely sensible and cost-effective to completely raise the building physics relationships of a given building structure to a different level afterwards.

I am currently planning to acquire a 60-year-old house. I will first eliminate the existing thermal bridges and moisture problems. The roof will be newly insulated and the heating system optimized (new radiators+pipes, better locations and conversion to a condensing boiler). The saved 60,000 euros on insulation measures I will then burn over the next 40 years...
