So the 3 small ones are ready for allocation, are from the [lbs] and here savings are made with a small monthly amount and [VWL]. (15k) The big one is, as mentioned, from the [Signal], here I can save at least 40 percent and then take the loan or simply continue saving.

What conditions do the small ones have? [Bausparkredit] could be recognized as equity.

Exactly, it is and will also be seen as equity.
Therefore approx. 50K equity

So the 50k equity is not completely real equity?

Of course, this reduces the loan-to-value ratio (which is why it is often referred to as substitute equity); but the resulting loans must also be serviced.

The burden from this substitute must also be taken into account in the income/expenditure calculation.

How much is already in the big one?

I understood it that 15K€ was paid into the small home savings accounts. That would definitely be equity. What is the amount of the home savings contract and is it accessible? Because that can also be considered equity.

For the 3 from the LBS, only 10TE each. The loan is definitely not worth it here, as these are very old. 15T has been paid in so far and will continue to be saved monthly. .... We have now decided against buying property at this point in time. We will take a few big vacations and continue to accumulate equity. If necessary, the real estate market will have "settled down" by then.
