Buying land? - The standard land value in this area is 270 euros

Hello everyone!

I have a somewhat unspecific question for you.
It’s about a building plot that belongs to my uncle. The land is 800 sqm and there is a house on it that is ready to be demolished.
My uncle has offered us to build a house on it.
The problem:
The standard land value in this area is about 270 Eur. That results in a value of over 200k. Plus demolition costs of about 25k.
We don’t have that much money for a plot where a house still stands.
He now suggested to somehow “inherit” it. But I see big problems like inheritance tax here. Nephew to uncle is only 20,000 Eur.

The next suggestion was that he keeps the land until his passing and we build on it and buy the land in XY years... Who knows how land prices will rise until then and we couldn’t simply sell it either.
He really wants to keep the land because he doesn’t want a stranger living next to him.

My grandmother and mother are also urging to take the land because it is so cheap and great.
Do you have experience with "family-internal" sales/transfers of real estate?

You could lease the property. But first, you should know whether you even want to build and whether you CAN build. Financially.

Thank you for your answer! We want and can build. Only the location is really not nice and my wife actually doesn’t want to live there. So it would be a compromise. Leasing: that would be very similar to handing over, except that we pay money for it and in the end still have to buy it.

That should end the topic if you don't want to live there anyway. Have guts and say no. Alternatively, gift and usufruct to minimize taxes. So off to the lawyer.

I would also keep my hands off that. After all, you can no longer easily change the location then. Better find something where you both feel comfortable, because the decision is too big and important for that
