I would want to review the existing lease agreement before the purchase and, if necessary, have it examined by an expert. Quite a bit has changed in recent years that is to the detriment of the landlord. Old contracts can contain unpleasant obligations or invalid clauses. One should know in advance what one is buying.
I do not see any interest on the part of the tenant to update the existing contract. The older the contract, the more the tenant is likely to benefit from it (see above).
