Yes, we like to stir up fears here. At least I find such hypothetical scenarios quite exciting. So captain, don't let yourself be unsettled. Buy the thing if you really want it. There were a few sensible pieces of advice in the thread.

The normal case can also occur, namely that in the end everything turns out well. Until then, a lot of uncertainty lingers. To help you sleep peacefully, I would only sell the existing house when the new one is cleared out or even ready to move in. And here we go again with the uncertainty: who knows what surprises the renovation or refurbishment will bring to light ;)

I don’t find the concerns of the OP that exaggerated. If you google "seller does not move out," you will certainly find quite a few results. And when you read through them, you know that in this country there are indeed people who believe that, besides the purchase price, they are entitled to a right of residence in "their" house for the time being... difficult situation.

Wanted to close the topic. After quite a few things went wrong with the broker and seller or were not quite kosher (horrendous reservation fee etc.) and the building surveyor found some defects (several places where water is pressing into the basement), we decided against the house. Thanks for your help and best regards

Thank you for the follow-up report. It always turns out that as a layperson, you should not save on a building surveyor. That would have been an expensive mistake in the basement... lucky you.
