Hello everyone,
we looked at a prefabricated house yesterday. It was built in the early to mid-80s by Weberhaus. Since we like the plot, the location, and the layout of the house, we are considering possibly buying this house instead of building one ourselves. Now the question is what price can be set for such a house and what about any potentially used toxins back then?

I am grateful for any tips or advice

Basically, the houses from the aforementioned provider are more stable in value than many other prefabricated house providers; that is the good news. Nevertheless, you should not make a purchase decision solely based on some information here in the forum:

In any case, when buying a used property, it is advisable to consult an expert who can assess the location and condition of the building. Furthermore, they can independently determine the so-called market value of the plot including all buildings. This provides a good basis for later price negotiations. The property appraisal also comments on legal encumbrances on the plot (rights of residence, easements) as well as building damages, and estimates the costs of their remediation. Thus, the buyer knows what financial burdens may still arise after the purchase. Additionally, an architect can realistically estimate the need for renovation and refurbishment and later support the buyer with their specialized knowledge during the work.

This way, many but not all of the following checklist questions can already be answered at an early stage:

What is the value of the plot/property?
Is this property even financeable?
What additional costs are to be expected?
Are there structural issues that may only be resolved by more in-depth investigations?
Are there any real rights or encumbrances present (e.g., access or easement rights)?
Are all documents available (land register excerpt, cadastral map, development plan, etc.)?

With a valuation report from an expert, financing offers from many different banks can be easily obtained, ensuring good comparability of offers.

An expert protects against incalculable risks and helps to correctly assess the value of a property. Appraisals are important for protection against unexpected defects and damages, etc., and against incorrect assessment of the building fabric, especially in older properties. In addition, some lending institutions require a valuation report for your protection!

I haven't thought of that idea yet, but actually it's not a bad thing, so why not. I'll say thanks for the hint and will now educate myself a bit and maybe I can post something useful about it.
