Buy 80 sqm terraced mid-terrace house

Hello. I myself am looking for a larger but affordable owner-occupied house. There are four of us and we need a lot of space. At the moment, we are in talks with some developer.

They offer properties in Munich. As you yourself say, 80 m2. Hmm, it depends on how everything is laid out, but it will definitely be tight... You also have so much stuff. Think it over carefully! Best regards

How does it look with the green area?

We ourselves, with 4 people, have 120 sqm and about 170 sqm of green area. In winter, everything takes place in the living room anyway, there is a play area, fireplace, etc. But it is also 40 sqm in size (including open kitchen). In summer, the terrace windows are open and the garden is where the fun happens.

Friends live as 5 in an 80 sqm terraced house in Munich (with basement - without garage). It works - even well! Of course, they haven’t built 3 castles, just 1 - but it’s enough for playing and romping.

My impression of the Munich market is that one should ideally already know what they want/can afford before responding to an advertisement. An extreme case (with an acquaintance who was looking for a condominium) was that within about 3 hours (!) after publication on a portal, no more applications were accepted because there were enough interested parties. In other words: if an applicant hesitates or delays, the seller may simply choose someone else from the usually longer waiting list who is more decisive.

If your offer remains on the market for a comparatively long time, this may indicate low attractiveness or some kind of catch. Whether the allocation of "only" 80 sqm over three floors represents a catch for you or whether you can live with such compromises in the heated Munich market, you will probably have to decide for yourselves.
