Hello!

We (my partner and I) are currently refining the idea of purchasing a sloped plot of land and building a bungalow with a habitable basement there. Habitable means the basement would be completely open on two sides (floor-to-ceiling windows). On the other two sides, it would be a full basement. The soil is heavily clay-rich.

I am now interested, without throwing out a number in advance, what an L-shaped bungalow with a fully cellar basement made of waterproof concrete and drainage, with approximately 145m² on the ground floor and 170m² in the basement (partly used as a terrace), might cost. I should add that the basement should be poured from waterproof concrete on three sides, while one side and many of the interior basement walls should be masonry for climate reasons. The ground floor should be completely masonry, and on top of that there should be a hipped roof...

In advance, the plot of land with 1000m² and a cost of 200,000 euros plus incidental costs will be covered from equity. What can I roughly expect for the house construction?

Hello,

Based on a "normal" basement, but executed as a WD basement (water pressure-tight basement), you would have to spend about EUR 276,000 for a Kfw 70 bungalow. Added to this are the finishing costs as a residential basement in the exposed parts of the basement; I cannot provide reliable information here because you have not specified what you mean by a residential basement.

What is the purpose of the material mix?

To the above-mentioned approximate price, you must still add the costs of soil replacement – which can quickly amount to another EUR 15,000 – as well as the mandatory incidental construction costs in the range of EUR 30,000.

Thanks for the answer, I hadn’t really expected a useful reply to the general question.

The material mix simply for the reason that the living climate in a completely watertight basement cannot be as pleasant as in a masonry one. In other words, breathability. The basement is to be designed on the open side in the order of wellness room, children’s room, bathroom, children’s room. All these rooms would then have floor-to-ceiling windows or doors with access to the garden, and can thus be easily built as masonry. The opposite basement rooms, i.e. those lying in the ground, should be standard rooms, such as laundry room, utility room, and workshop/storage room.

All in all, could I get by with TEuro 300 plus a reserve of TEuro 30?
