Bungalow or similar for €200,000 realistic?

Hello forum,

I am still in a very early planning phase and am currently evaluating options. Since most prefab house catalogs do not include prices and the information on the internet varies greatly, I am asking here. I understand that there is no general answer, as costs vary greatly by region, etc. I am interested in your personal opinions and experiences.

The following situation exists:
I have a budget of €200,000 and had previously planned to buy a condominium. However, since building a house offers some advantages, I am currently checking whether a new build might be an option for me. As a cautious person, I plan to calculate with a budget of €180,000. A plot of land is available, so the budget can really be used entirely for a potential house. After initial hours of research, I have the following ideas: It should be a prefab house. Bathrooms, kitchen, flooring, walls, heating, energy supply, etc. can be done by separate companies. I am willing to take on the planning and coordination of the individual jobs if this results in significant cost savings. It should be a bungalow. A basement would be nice, but if not possible within the budget, that is also okay. Regarding energy supply, I have not acquired much knowledge yet; initial considerations point towards geothermal energy. Since there is already a house on the property, costs for electricity, water, etc. will only be incurred for internal development (right?).

Do you think the project is realistic or unfeasible with this budget?

Oh, I should probably also mention that I was thinking of ~ 125sqm.

Hello Martin,

it is. A benchmark of 1500€ per sqm, but it is only a very, very rough benchmark! Of course, it depends on the equipment.

I have to disagree with that. In addition to the reference value of 1300-1500€/sqm given by Waldemar, you would also have additional construction incidental costs, outdoor facilities, possibly a basement, and costs for the geothermal heat pump. A bungalow is also somewhat more expensive than other house types because for the same living area, more wall, floor, and roof surfaces are required.

Yes.. such prices are REALISTIC..

BUT always compare all offers carefully..
Our house builder also offers our house (1 1/2 stories, KfW-70, turnkey) from 140,000..

But then there are additional items like transport, foundation slab, reports, applications, construction site.. etc..
And the "Standard" range is also limited.

With everything, including sample selection, we now come to about 210,000 but with KfW-50 and a few extra changes.

Sort of. It critically depends on how old the connections are. If clay pipes are still on the property, it can happen that you have to apply for a completely new connection. Your utility provider can give you information about this.


I assume you mean 125 sqm floor area (GF)? That would be roughly 104 sqm pure living space (WF).

This would cost you about €190,000. On a slab foundation and if you would have it built solid, and in the turnkey version; without painting and floor coverings. A usable basement would cost another good €52,000. According to your profile, you are from Lower Saxony, where the bungalow will be somewhat cheaper, as local material and labor costs are adjusted to the economic location and thus lower.

Have you actually made the final decision for the prefabricated house method, and assuming you find a reputable provider, the price for the bungalow will increase by about 20%.

To manage the new construction of a bungalow of this size, you therefore need the following capital (for solid construction):

Bungalow, as a KfW 70 efficiency house: €190,000
Painting work in EL: €10,000
Floor coverings in EL: €10,000
Outdoor facilities in EL: €10,000
Prefabricated garage 3 x 9 incl. strip foundations: €12,000
Typical incidental construction costs: €35,000-40,000 ( )
Reserve for extras: €10,000

So an investment of approx.: €282,000.

As written, for solid construction and – as far as the pure house price is concerned – somewhat cheaper in Lower Saxony. The prefab house industry, or at least the valuable and thus reputable one, requires a bit more euros to finance the project.

Therefore, in my opinion, you should reconsider buying a condominium if you are not willing or prepared to consider a higher capital investment.
