Building with or without a basement in Southern Germany - experiences?

Although I am still looking for a plot, I am of course already thinking about it.

In the south of Germany (BW), people usually build with a basement and even in the family, houses with basements are common.

Now the thing is - I have hated basements since forever. As a child, I hated having to get something from the basement. The stairs, the darkness, etc. Now, in my rented apartment, we have a communal laundry basement. I hate that! If the washing machine were in the bathroom, I would probably prefer to do laundry.

Actually, I am sure that I don’t want one – also for financial reasons. But of course, everyone gives their input. In an initial draft plan, I included a technical and storage room of almost 10 sqm, an office of 15 sqm, a utility room on the upper floor of almost 10 sqm (with sloping roof), and a storage room behind a garage. When I think about what is currently in the rented basement, all of that fits into the planned rooms, and the rest is just trash anyway...

Therefore, my question goes to the experienced house builders without a basement in southern Germany. Do you miss anything? Are you worried about a possible resale value? What are your opinions on this?

You don’t want a basement, then don’t build a basement – not even for a potentially higher resale value someday. We currently have a basement and are glad when we no longer have one in the new house. We are even so "stupid" and build a single-story house on a steep slope. Build your house and not someone else’s. Otherwise, you might as well just buy one.

Do you still remember the beverage service from your childhood? That was the sibling who had to go to the basement to get new drinks at every opportunity for a whole week when the other sibling had finished something... I admit - when it comes to walking up stairs, I'm lazy...

I would love to have a bungalow, but that is not possible with the local land prices.

Basement is one of the best things there is. Nice and cool, lots of storage space, and you don’t need a huge plot. With large windows, also nice and bright. I understand if you don’t want one and would definitely not build one then!

Then you just have to build 2 bungalows on top of each other... I consider storage space a burden. You fill it up with stuff you don't really need. That ends after the move.

Without necessity (hang or similar) there is only one reason for me to build a basement apart from "wanting to have one" and that is if you build without a garage and with a flat roof.
