I have had very, very good experiences with a Type 1 architect. Whether yours acts like mine, I don't know. He did much more than he charged for.

Our Type 3 was a younger female architect who first wanted the contract signed for service phases 1-4. Only after that would she even start with the requirements analysis. Type 1 was different. After 2 weeks, he came with a hand-drawn floor plan without prior payment, where only fine adjustments were needed. Experience is simply unbeatable.

@Type 2: What does 1 year of planning mean? 1 year until the submission of the documents for the building permit? If that is what is meant, then that’s out of the question for me!

Then take those. Or do you still need Ma-o-am?

Doesn't sound like a difficult decision somehow.

Number 2 is an artist. Leave it.

The craziest houses here are managed by such an artist and have one thing in common: they never get finished and exploding costs.

Definitely number 1. We have also had discussions with a total of 3 very good architectural firms including their teams. In the end, we did not choose the largest firm, but the one where the gut feeling was right immediately and who were genuinely impressed with our project during the first three appointments (purely discussion appointments / site visits etc.). So far, things are going excellently.

Plan for 1 year? What are they doing for so long? NoGo..... I would also tend to the first one. We also entrusted an architect (who is also my client) and have not regretted it to this day. Employees regularly visit the site and assess the construction progress. Trust is the crucial point here! Good luck.
