Building under development road - Advantages and disadvantages

Good morning everyone,

the architect will have our submission plan preliminarily checked by the building authority in the coming days. Unfortunately, the text ordinance of the development plan is very "restrictive," so the first planning regarding the embankment and site development was rejected by the building authority last year because we had planned 1.55m L-stones to the south. To accommodate the building authority now, we have lowered the house towards the access road and planned the L-stones at 1m. Although this still does not comply with what is stipulated in the development plan, there are already submission plans in the construction phase with exceptions.

By the way, the boundary situation with the eastern neighbor is known. Here we are slightly higher and slope a bit. To the south, see the views. To the west, it is still unknown. However, the neighbor will face the same challenges due to the slope :-)

My question is: What disadvantages does such a lowering of 70-30 cm have? Are there any disadvantages at all? I thought about the washing machine in the basement and drainage, so do we need a lifting station? We are working on clarifying this issue.

What is not in scope are suggestions for a possible redesign. It should strictly be about potential disadvantages.

Hi,

you would probably need the lifting system anyway. The main disadvantage I see is that water can flow from the street to the house. In the case of extreme heavy rain, you could get badly flooded.
I would definitely try to keep the floor surface and thus also the front door above the access road. If possible, there should also be 1-2 steps to the front door.
If basement windows are planned there, they must be pressure-water-tight.

Starting is not because of the slope. Everything flows further down. The lifting system is under clarification. It depends on how deep the sewer is located. It does not orient itself to the street level :-) @Kellerfenster see slope. Everything flows further down

can you try to explain where the water is supposed to flow? I see in your picture a slope from the road over the garage to the garden, and water will flow there as well, won't it?

My brother’s coworker thought the same: The water pushed in the front door at such a situation, went once completely through the apartment, and came out again at the living room in the back...
