Building permit is available - How to get quotes from construction companies?

Hello,

we already have the building permit. Now we are trying to get quotes from construction companies. (We know we could have left that to the architect, but we wanted it this way! )
Now our question: How do you do something like this? The first steps have already been taken. We have called construction companies, we would like to have a quote. According to them, we should send them all existing documents (floor plan, structural engineering). Do contractors need any other documents? We want to award all other trades in the same way. How do you write that in the cover letter? Quote only for the pure masonry work? QUESTIONS, QUESTIONS

Well, if you can't do something like this yourself (due to lack of knowledge and skills), you should seek professional advice. This usually costs money, and you can get it from architects.

You want to save money, which is fine, but here you are saving in the wrong place.

To put it more clearly: Without the necessary knowledge, you will fall flat on your face so badly that you will still be amazed. Both in terms of time and money.

I can only advise you against DIY in this area.

Yeah, no, sorry. I also built a house and was lucky enough to always be able to look over my architect’s shoulder and received all the documents for all the tenders, price comparisons, etc... I don’t know how much money he received for this part of the service phase, but no matter how much it was, it was well deserved and justified.

You’re saving money in the wrong place. But I don’t want to hold you back. I’m looking forward to a report in the end and wish you lots of fun, even more success, and lots and lots of luck in the meantime!

Above all, in today's time, finding craftsmen at all within the next year is likely to be a real challenge. We were glad that our architect had already worked with companies several times and they somehow squeezed us in because of the "unkomplizierten Zusammenarbeit". But trying things out also makes you wise in this case Sylvia

The most money is saved with careful and detailed planning, which also includes the construction planning, the tendering ([LV/Leistungsverzeichnis], DIN standards, [VOB], recognized rules of technology, energy saving regulations, other legal requirements, etc.), the contract design (contract law), and the construction management. This is the work of a planner, an architect. If you really have no idea about the subject matter, the matter will end in a fiasco as already described; financially, in terms of time, and especially in terms of the result.

No reputable company—in any trade—will send you an offer without the [LV] formulated by the architect. Multiple company offers in one trade cannot be compared without a uniform [LV]. Trouble during execution and additional claims are preprogrammed.

Refrain from this and entrust the execution of the [BV] to experienced hands. Or gain very instructive and profound experiences, which you can report on here in a few years.
