Yes. Once these steps are built. And then the attic is retroactively approved as living space. The realtor will be pleased when I inform him. But eventually he’ll probably find a fool who doesn’t notice. It also explains why twice the buyers backed out after (alleged) approval. Apparently, the bank’s appraiser noticed it every time.

I always take fire protection very seriously. I can understand if one makes a compromise (risk) in their owner-occupied property with a self-converted attic, but here it is about two apartment units that are not rentable in this condition. Really bad idea.

Hello,

Maybe I’m missing something, but I don’t see any residential units there. The attic floor is just rooms of the house below.

But that doesn’t make things any better if someone wants to buy the house to rent it out.

Some steps can be retrofitted, but I would rather ask whether you’ll get approval for that.

No, those are 2 maisonette apartments. They consist of the upper floor and attic floor. On the ground floor there is another residential unit.
The investment would also be a bit too big for me. I am only acting in an advisory capacity. But I probably already did my job well ;-) .

Well, the banker probably noticed incongruences between the approval and the actual state, they're less interested in the steps. Phew, I was just about to get jealous ;-)
