Hello! We want to build a house in Erlangen with a developer (single-family house). According to the contract, there is only one acceptance after completion. For the construction, we are looking for reliable construction experts for the purpose of - review/assistance with the purchase contract - review of the construction service description - inspection of the construction site after completion of the shell, ... (what else should be "intermediately checked"?) Can someone recommend a suitable expert to us. Thank you very much

I offer something like this, for example, but also the consumer advice center and various other institutions; of course, also any lawyer specializing in contract law.


If you decide - as I think rightly - on external expertise, the office should be as close as possible to your construction site.

Feed Aunt Google with 'Bundesverband öffentlich bestellter und vereidigter sowie qualifizierter Sachverständiger e.V.' - there you can search by postal code. Contact someone from your area, arrange an informal meeting and see if the person and expertise suit you.

You can also book different inspection phases via TÜV:

Phase 1
Check of the execution planning based on construction description, working drawings, details, heat demand calculation, soil report for compliance with the generally accepted rules of technology.

Phase 2
Inspection of the basement before backfilling the excavation pit, inspection of the exterior waterproofing and drainage.

Phase 3
Inspection of the shell construction, the roof truss and roof covering, inspection of the rough installations of heating, sanitary, and electrical.

Phase 5 Inspection of the roof insulation and the airtight connections of the vapor barrier, inspection of plaster and screed.

Phase 6 After completion of all interior finishes inspection before final acceptance.

In both variants, it is important that you are the client and that the general contractor does not include this service as part of their obligations. The respective contractor is exclusively obligated to the client!

That is not a developer, but a general contractor! ;-)
Request the MEP planning and have it checked; this is where the biggest deficiencies are :-)

Hello, new question: our developer believes that the construction and performance description is detailed enough because it says "the house will be built as an Effizienzhaus 55." But that doesn't necessarily say anything about correspondingly good insulation, does it? So far, we only have information about the flooring and also only the note "triple glazing" for windows etc.

Certainly on paper. ;) There are plenty of legal ways to "make a building look good on paper". Not infrequently, under real conditions afterwards, a KFW 55 with difficulty just meets the Energy Saving Ordinance standard. The consumption costs are significantly higher than expected, despite the high initial investments! Often this is not even noticed! :confused: And now? Lawyer, expert opinion, court, altogether sometimes a lengthy "pleasure". Not a few swindled people give up beforehand and endure the hardship as long as they operate the property.
Yes, it should be fine if executed as planned (check delivery notes and pay attention to the execution of thermal bridges) ;-)
