Building application (architect) before selecting the house provider

I am having a house plan made by the architect. The architectural service extends up to the submission of the building application. However, I want the construction based on the architect’s plan to be carried out by one of the major prefabricated house providers (but it is not yet clear which one). Is it possible to initiate the approval process under the [Freistellungsverfahren] before finally deciding on a house provider, or does that make no sense (because, for example, specific documents from the house provider are needed)?

The building application (BA) – also the simplified approval procedure – document a project "x" including all attached documents. In the BA, the building planning office reviews it, in the simplified procedure the architect confirms with his signature that he has complied with all requirements (development plan, building law).

What both application types have in common after approval is that you may not change the external shell – maybe shift a window by 5 cm – without submitting an addendum. Whether you then have the approved object built by a prefabricated house builder or conventionally stone by stone does not matter to the building authority ;)

"Specific peculiarities depending on the provider" only flow into the detailed planning, and therefore have nothing to do with the desired building permit.

Thank you. I meant more whether it might be common practice with the house provider to still make minor changes in order to better implement their construction method. For example, moving walls or ceilings by 2 cm, changing the roof pitch by 1°. Or is that not common?

He even has to adapt the architecture to his system; it is familiar to him, manageable, and no issue for him in terms of warranty. But this must not lead to the approved exterior appearance being changed or the building envelope being exceeded. If this is absolutely necessary – although I cannot imagine any reasonable cause that would require it – an amendment to the building application must be submitted. So just go ahead and submit the building application and calmly look for a FH provider that suits you ;) Rhineland greetings

That would then be a problem if decides on a prefabricated house provider that produces in grids, accordingly also the window positioning, which then has nothing in common with the architect's planning, or if the preferred construction manager charges a (considerable) surcharge because the ground floor is planned at +- approximately finished floor level 265 cm, but the construction manager only installs the standard 250.

I already see the mentioned problems.

Not really. Then the house will at most be narrower if the grid sizes should be a problem. I am also not entirely sure that he actually means an FH provider or that the term "Fertig" refers to everything delivered from one source ;)

I rather see a problem – if it can be called that – that the OP will pay twice for the architectural services ;)
