Building a house with 300,000€ is possible

Hello,

I have a rather general question:
Is it possible to build a good, acceptable house with about €300,000, where I say already have €100,000 of that as equity and take the rest as a loan?
The place of residence should be near Stuttgart. I am still very inexperienced with this (I am still young), but I would like to build my own house. That's why I am wondering if it would be possible, so in the future.
What are your experiences with that? Do you have any good literature or something like a guide for building your own house? Because I already googled it and there is so much information that I basically lack the red thread.

300 k€ just for the house are possible - depending on the size of course; provided you have a plot of land - you probably won’t get both for that price, I strongly suspect.

If you are very busy, find a good architect and get advice.

If you have the leisure to familiarize yourself with the topic of housebuilding, I would recommend at the start (after setting the budget, reviewing the development plan [B-Plan] and clarifying your own ideas about the house) simply visiting a few larger general contractors [GÜs] and getting advice. Often you can already get a ballpark figure for the costs. If things get serious, get independent help already when working through the description of construction services and contracts and later, of course, for construction supervision.

Current offer from an acquaintance 400,000 EURO, approx. 30 km north of Stuttgart.

8x12m house including bay window 4 by 1m, fully basemented, double garage, controlled residential ventilation, air-water heat pump, turnkey excluding garden landscaping.

According to common interpretation here: 1.) €300,000 minus €30,000 construction incidental costs (rather optimistic) = €270,000 2.) €270,000 divided by €1,800/m² living space = 150 m² living space with good/passable fittings. Missing are: - Plot (depends heavily) - Purchase incidental costs (depending on federal state and other conditions) - Financing incidental costs (construction period interest, etc.) - Everything around outside (garage, paths, fence, garden landscaping) - Everything inside (lights, kitchen, etc.) - Buffer for unforeseen expenses - Fees - Basement, if desired - Extravagances (special features) I would definitely not recommend blindly visiting various general contractors. They primarily want to sell but not to educate (that is normal and logical and not malicious on the part of the contractors). Just drop by your trusted bookseller, leaf through some books, read reviews. Or read through various threads in this forum here for nights.

So in the end, I would say you need around half a million to be able to build a proper house. Yes, I will read into it further and if I need help, I will get in touch. But thank you very much for the answers!!!

How do you come to the conclusion from the answers that you need at least 500 T€ just for the house?!
