Building a garden shed... Is a building permit necessary? Detours?

Hello everyone,

I am planning a larger garden house next year. At the moment, I own a 3x3m prefabricated wooden hut. I would like to tear this down and build a solid little hut made of aerated concrete.

According to online research, 10m² is permit-free in Sachsen. I would certainly exceed this. However, I would like to save myself the trip to the architect including the building application etc. pp.

Is it possible to build 2 houses of 10m² each at a distance of 3-4m and connect both with a roof? (So to speak, a covered seating area in between) Would this then be permit-free since I am complying with the 10m², or how is something like this viewed?

No, because it is one construction project. If they are supposed to be individual projects, they must be independent in terms of time and function. So even if you build the first hut this year and the second one next year, the connecting roof would create a functional connection, which in turn triggers the requirement for approval. Furthermore, it should be noted that even in the case of exemption from approval, permissibility must be observed. For example, if there is a development plan, it must be checked whether multiple huts are allowed.

Thank you for the quick response.

I had almost suspected that there would be some traps here as well.

I just find it crazy to go the route with architects, the building authority, etc., including considerable costs for a "garden shed."

There is no development plan. It is a gap closure in a village.
Are there any experiences on how authorities should deal with such a construction if it is carried out illegally and reported by a neighbor or similar?
Would a building application be possible afterwards, or would the only option then be dismantling?

I am facing a similar problem.
I am planning to build a garage. Actually without requiring approval. But since I already have a large double garage, the smaller garage is added, and then it is no longer without approval.
The building authority told me that I could submit the building application myself, without an architect, and it would be reviewed favorably.

I suspect there will be an assessment to determine whether the project is eligible for approval. If this is the case, a building application will surely be possible. Whether there will be additional penalties, I do not know.

I asked my building authority the same question regarding a carport and received the answer that the building application may only be submitted by an authorized applicant.
