Builder additional costs for wallpaper and parquet...

Hello everyone,
we are currently building a semi-detached house with a developer. The living area is 150 sqm. 3mm oak engineered wood flooring is to be installed, and woodchip wallpaper is to be used. We have now asked about the additional cost for 6mm flooring and finer woodchip wallpaper. The developer wants 5000 euros each (!) for the special requests.
That seems completely excessive to us.
Any competent opinions?

What exactly are the 5,000 euros each supposed to cover? Additional charge for what? Have you already purchased painting work and flooring through a contract for work and services?

Morning,

it is sold as turnkey by the developer. Finished parquet (3mm layer) and coarse woodchip wallpaper are included in the fixed price. The developer is now demanding an additional 5,000 euros each for execution in 6mm finished parquet and finer woodchip wallpaper.

"Turnkey" usually means without floor coverings and painting; in your case, were these trades already covered by the sales price? Or listed with prices?

Hello, thank you for the effort. But I have written several times now that these works are included in the fixed price. It's only about the question of whether these special requests (changes from the standard) justify such a surcharge...

Not in my eyes. For less money, painters putty and paint the entire house + basement for us. I cannot understand the extra cost for fine-grain textured wallpaper, the application is almost the same and you sausage couldn’t have chosen wallpaper for 50€ / roll. With parquet, it could be more likely if you’re not careful, the square meter quickly costs 100€ or more.
