Hello everyone,

our new single-family house will probably start in autumn. We are building a solid house with a general contractor. In my planning, I have designed a double garage with a Griessen sectional door and a storage room (9mx6.5m). This is also included in my financing. Now it is such that prefabricated garages (steel, concrete, wood) all have their advantages and disadvantages. Therefore, we want to build the garage as a solid construction. I am already redesigning the garage so that I can submit it with the building notification to the authorities.

My difficulty now is finding a supplier for individually masonry garages at all! I actually get no feedback from regional construction companies despite email inquiries! Although I plan the construction for around spring 2020 and can have the foundation + statics done by my general contractor.
I have now contacted only 4 companies, one of which "declines an offer due to the order situation."

What options do I have as the builder to construct the garage myself? I imagine doing this entirely on my own would be difficult. I would like to hire a specialist company and then assist with some help.
The construction itself can also take place later, but I also need the garage because we are building without a basement (storage space).

Has anyone had similar experience here? Or did it end up being a prefabricated garage after all? What tips are there for doing business with a construction company in this boom time?

PS: A carport is not an alternative for a longer period.

Small, local businesses and email. Doesn’t work. The only solution is to go there in person and be patient. Even here in the countryside, everyone is booked for 1-2 years. That leads to situations like with my neighbors: a small carpentry shop charges 16,000 euros just for a lean-to roof of an 80 sqm garage made of trapezoidal sheet metal (not insulated) on existing masonry. Only for rafters and sheet metal.

As long as you have a bit of craftsmanship, building it yourself is not rocket science, you just need to be familiar with geometry to create the corners (right-angled triangles). The sealing against rising damp is not simple, so I would have the floor slab done. As for the roof, I wouldn't know what I would prefer, but it should definitely match the house.
