Build your own garage - material and price list ok?

Hello everyone,

actually, we wanted to build a carport, but the idea of building a garage ourselves never completely disappeared. A building permit is available, however it was originally for a timber frame garage. Accordingly, the static calculations are available for this.

To make a final decision now, I have roughly compiled a material and price list to determine the costs. A friend who is a master bricklayer is available. Most prices were determined based on internet prices or existing offers for the existing building. Only for the garage door are concrete offers available.

What do you think? Is something important missing or are we way off with the prices?

Garage made of 24cm Ytong, 7.00x6.50m, mono-pitched roof with 40cm sandwich panels, sectional door, slab on grade available, no earthworks necessary:

Bricks 24cm Ytong: 2000,- EUR
Adhesive 15 bags: 240,- EUR
Ring beam with reinforcement: 2,000,- EUR (I am most unsure about this)
Rafters 8x20, spacing 1m: 500,- EUR
Sandwich panels 40cm insulation: 1,500,- EUR (maybe extra costs here due to higher insulation)
Sectional door including installation: 3,200,- EUR (special offer door 2,500,- EUR)
Organg sheet metal: 170,- EUR
Gutter: 120,- EUR
Change in static calculations: 500,- EUR
Exterior plaster: 500,- EUR
---------------------------------------------
Total: 10,730 EUR

There would still be a contingent item for a cement screed (45 sqm x 25 EUR): 1,125 EUR. I will do the electrical work myself.

How realistic do you find this calculation?

I would take 17 Poroton, you have more space inside. Okay, it’s only 14cm but at least :)

Forgot to plaster inside?
500 euros for the outside is very cheap, that's something like 60m2, depending on how crooked you lay the bricks, the plaster costs vary.

Plaster corner beads

Floor coating is missing. Whether tiles or 2k, at least 1000 euros.

Door missing

Window missing, necessary because of moisture

Lintel missing for both

Garage door is 5000x2150?

Shed roof then EPDM foil at that size about 1500-2000 euros. If with tar paper then about 800

Stainless steel finishing strip at the screed so that the transition from the paving does not break off. About 200 euros.

What you can look into is a precast ceiling if you can get it cheaper that way.

Or in-situ concrete ceiling, but for that you should have a plan on how to cast the parapet and lintel in one go.

Only two sides need to be plastered outside, about 35 sqm.
Leave off the interior plaster for now.

No door is possible due to local conditions. Window is indeed missing, I would estimate 400 EUR.

Correct.

The roof will be covered with sandwich panels. These will be screwed directly onto the rafters. A membrane, battens or similar are not necessary.

Hello

I am currently building a garage for my 2 motorcycles.
4 x 2.5 meters. 17.5 cm sand-lime bricks.
The ceiling will be a concrete ceiling.
I have poured the foundations completely with a ground slab.
Building application was submitted and approved by myself.
The costs will be completely under 2,000 euros.
Ok, bricks will be glued on the outside. Costs again a little over 500 euros.

What kind of sandwich panels are these? How is the garage door attached?

The official term is "Iso panels". Basically thin trapezoidal sheets with a foam core as insulation. You’re not allowed to post external links here, so just enter "Sandwichplatten Carport" into the image search of common search engines. That shows the structure quite well. They are simply screwed onto the rafters. The garage door would also be attached to the rafters.
