Build, buy, renovate? - How reasonable is it when desiring a modern house?

We would like to move up ourselves. Just over 70 plots, we are in 19th place on the waiting list. There have already been at least 5 withdrawals. However, it seems that no credit checks were carried out during the reservations. I believe the applications were submitted last November.

That means now number 14? Out of curiosity: How big and how expensive are the plots? Price per sqm? (You won’t be able to build a single-family house for 500k€ including the plot, if already 50-year-old “shacks” cost that much (440k€ + purchase incidental costs), even if the land is of course sufficiently large. Have you already “studied” the zoning plan? Because there are indeed some “peculiar” zoning plans where everything is heavily restricted (VG, DN…)

The price per sqm (fully developed) is €113.50. Everything from 500sqm to 800sqm is included. In this area, prices vary greatly overall, always depending on the infrastructure.

Ok, the price is more than reasonable (in the current situation). But the house from the 70s is not only 120 sqm, right? Rather 150+basement!? Plot + new build, that will work…

The houses usually have 150 sqm +, plots over 700 sqm, and are fully basemented. Mostly they are then offered as renovated/modernized (but you don’t see anything of that in the exposé, because the typical bathrooms/kitchens from that time are still inside). New construction here in the village would be my favorite, but a Plan B is of course never wrong.

With the BRW, if a 70s house already costs 440, I would definitely favor a new building. In the existing house, you ultimately won't live for under 500 if you make a few adjustments, and then not everything is up to date yet. Better to have a few sqm less and a new building.
