Build/Buy or Rent - Which approach?

Dear forum community,

after several months of quietly reading along, I would now like to ask for advice regarding our future course of action.

About us:
married, both civil servants
so far one child, a second is planned

A move with two children in the foreseeable future is definitely upcoming, as the apartment is simply becoming too small. We therefore wonder what would be smarter: buying/building or renting.

Currently, the equity capital is about €70,000 – however, we have only been working for two and three years respectively since completing our traineeship and during that time got married, traveled, and sometimes had two apartments. In case we decide to build, the equity would be completely used for the plot of land. The house should then be financed. We have calculated a monthly installment of €1,500, which should be manageable if both work part-time or one part-time and the other full-time.

No debts, two cars paid in cash with 50,000 km and 40,000 km mileage respectively

Income: in full-time (tax class IV) per person about €3,400 net minus private health insurance (for four people about €600); if only one works, the income in tax class III with two children should be about €3,900.
Christmas bonus of 70% of one month’s salary

We wonder whether our income or its security is sufficient to dare the project "house construction/purchase" or whether we should rather save for a few more years. Currently, we can save about €2,000-2,500 monthly due to the comparatively low rent. In case of a move, for example into a rented house, only about €1,200 could probably be saved monthly.

So if we can't afford to build you a house, who then? It doesn't get much better than this.

TE is apparently not a math teacher. 1000,- per month repayment. 12 thousand per year. 25 years: 25 times 12 equals 300. That is approximately the range for your house. You pay for the land from the equity. Not too stressful, 25 years and it’s ownership, not just possession. For 300 you can probably get 1 house. Even for 250. Karsten
