Brown spots on the wall at the height of the ring anchor - what to do?

I also see it, hope it is not rust from the steel in the ring anchor.

That would also be a possibility. However, the very irregular positioning within the "stripe" speaks against it. My question regarding insulation vs. monolithic construction was aimed at something similar. Ring beams can typically become thermal bridges.

Dry water stains are usually brownish. The question then is, does the moisture come from the ring beam or from inside due to a thermal bridge (condensation). The former will resolve itself (paint over and that's it), the latter would be a permanent problem. I can't imagine that with ETICS because the ring beam lies within the insulated envelope.

I would actually just paint over it first or observe further. Especially in winter, it might be interesting to measure the wall temperature with an infrared thermometer. Whether the "stripe" is colder than the surrounding wall surface.

Thank you very much for your numerous responses. I will show everything to my shell builder and paint over the spots in 2 rooms and observe them more closely, especially during the winter months. Thank you again for your feedback. Best regards Stefan

That was not dry at the time of moving in. Painted too early. Ring beam immediately filled with concrete in U formwork. A lot of water. It has to come out. If wall paint becomes wet afterwards, it yellows. Sand, repaint.

I agree. Thermal bridges and corresponding condensation of room moisture would look different and would initially appear in the corners of the room. Also, not in the period between April and the end of May – nothing condenses at all during that time.
