Brand new roof covering with insulation and sealing

as a complete layman, I have a question (of course, you can’t calculate this from a text, and I’m also aware that you can’t make a remote diagnosis). But I’ll just ask. What would it roughly cost to reroof a roof plus insulate and soundproof it? In other words, bring it up to today’s standards. The roof has a dormer and 4 windows. These would also be replaced. Has anyone of you maybe done something similar and how much did it cost them? I would appreciate any feedback. Have a nice evening.

PS: The roof is from a semi-detached house.

Of course it depends on the size, but since it is a semi-detached house, I would estimate between 30-50k€.

I would like to join the topic. Today, I gave an oral agreement to purchase a semi-detached house. The house is built like a terraced house with a width of seven meters across four floors (basement, ground floor, upper floor, attic). In the attic there is already a renovated bathroom, which we hardly want to touch anymore. We want to redesign and rearrange the remaining space. Currently, we are considering whether it makes sense to renovate the roof, which dates back to 1971. So new roofing, insulation, and sealing. The roof area is approximately 105 sqm in total minus some Velux skylights from 2010, which we want to keep. Is it basically possible to have the roof renovated so that the bathroom does not get "damaged"? What is generally assumed as costs per sqm?

So, by now I was able to talk to a roofer, further appointments with other companies will follow. For a complete re-roofing, insulation, and sealing, he estimates a total of about 160-200€/m2 excluding VAT. In this case, it would be (only?) a Pavatex over-rafter insulation (wood fiber) with 80mm. This brings us back to the main topic: I fear that after three appointments with companies I will have three different opinions on the roof construction. Since we want to set up our bedroom and dressing room in the attic, cold and heat protection is relatively important to us. I would simply be interested in what experiences you have gathered or been allowed to have so far and which construction you chose for what reasons. Personally, I find 80mm of over-rafter insulation generally a bit too little. However, I am curious about further opinions or experiences...

I would rely less on the opinion of the roofer when it comes to the question of which insulation to use. After all, he wants to sell you something. Get an external opinion. You can find an energy consultant through the [KfW] website, and then maybe you can even get some funding.
