Border development of a property according to §34 Building Code

Hello everyone,

my wife and I are currently considering buying a plot of land in the Berlin surrounding area, but we are not quite sure due to the plot width and the city's building regulations and are therefore hoping for some tips.

Regarding the situation: The plot has a street frontage of 20m. There is no development plan, so §34 of the Building Code applies. According to the municipality, a distance of 3m must be maintained to the neighboring plot on the left and right, as well as 6m to the street.

Our goal would be to build a single-family house with about 180 sqm spread over 2 floors plus a garage next to it (i.e. a basic living area of 90 sqm excluding exterior walls). This would leave a buildable street frontage of 14m for the house and garage, which somehow seems a bit small to me.

Is this at all realistic, or how realistic is it to extend the building area? Does this mainly depend on the municipality or also on the neighbors? In the worst case, does a carport also fall under these building limits or can an exception be made for it?

We are still somewhat uncertain whether the plot would be a suitable option under these circumstances.

Walk through the neighborhood to see if there are garages on the property line, in Berlin, 9m on one side and 15m in total apply as boundary construction. With 20m street frontage, there is enough space for a house. Does space still have to be left for the 2nd row? Pay attention to the floor area ratio, in Berlin it is sometimes only 0.2.

At 14 meters, you can easily get 180 sqm plus a [Eonzelgarage].

No, a second row is not planned for now. It is a plot with plenty of space ;)
Oh, I wasn’t quite sure about that in the building regulations. So, for example, up to 9m length of the garage is directly allowed on the boundary (as long as it is, for example, not higher than 3m)?
But that has to be approved within the building permit by the building authority, right? (Possibility of rejection?)

Yes, 9m directly on the boundary is allowed in Brandenburg. And no, it does not have to be applied for up to a certain size. Have a look at the Brandenburg building code.
