Best comparison of prefabricated house builders on a specific property?

Hello dear building owners' forum,

after much thought, we are also starting the adventure of building a house. The first talks with banks are already underway, and we are beginning with the initial visits to exhibitions/fairs.

Unfortunately, we have not come across any post in the forum through the search function that can answer our question.

In quiet moments, we find ourselves thinking, "How does one actually best compare prefabricated house builders for a specific property? For this, we surely need a concrete detailed plan (drawing, equipment, ...), right?

Maybe someone has an idea of the best way to proceed.

Oh, from Saulgau – I almost would have said: then you are sitting right at the source (assuming well-paid jobs). But unfortunately, space is now Kampa, and they no longer really have much to do with the tradition behind the name. In the prefab house scene, (warning, pun intended) "not a stone is left upon another": many well-known names (like "Grundig" in HiFi) are in completely different hands than 20 years ago. Therefore, all statements from happy builders who built with manufacturers before the millennium must be taken with caution, as these companies today are often only names left on the market.

Prefab houses have also lost their old advantage of lower exterior wall floor consumption; energy saving regulations have largely leveled this aspect. What remains is that the boxes are elaborately designed down to the millimeter regarding detail connections. The advantage of construction time also remains.

Large exhibitions can be found in Fellbach, Mannheim, Mülheim-Kärlich (near Koblenz), Cologne, and Wuppertal.

Due to the long-standing trend towards individual planning, the manufacturers now only have "building proposals" in their catalogs instead of the former fixed model range. Essentially, manufacturers have now become contractors like the solid construction competitors.

If you ultimately hesitate between two manufacturers, I would, in doubt, prefer the one with its own basement construction subsidiary, but not as a deal-breaker.

You don’t need a detailed plan to go to the salesperson yet. However, the building description makes up a large part of the price. Manufacturers differentiate this into equipment packages ("lines") and often offer their houses in various completion levels (shell house / cooperative build house, turnkey, possibly even fully finished downstairs and only finishing the attic once children come). But even here, there are hardly any differences anymore between the timber panel and masonry factions.

The exhibition in Ulm is also okay, although the one in Fellbach is definitely on another level. We are building with an architect but have often visited such exhibitions for gathering ideas. I almost always asked myself why there is always a lot going on in the beautiful houses and, for example, not in the somewhat older ones. Young families browse through there and decide where to buy based on this first impression. When I look at the displayed brochures, the companies have already built hundreds of different houses and I always find one that suits my taste. They can all be beautiful, and just for fun, ask what exactly the house on display costs—you will be shocked :-) Is it therefore right to decide on a house just because the one displayed in the exhibition suits your taste?

Personally, I am of the opinion that this is often the wrong approach. I would look around my environment and ask who has already built a prefabricated house, with whom, and whether they were satisfied. I would drive through new housing developments and perhaps ring the doorbell at a "nice house" and talk to the builders (by the way, I did exactly this when searching for an architect).

Don’t ask yourself "HOW" to compare, but first ask yourself "WHAT" you want to compare. Prices are incredibly difficult to compare because you first have to create a basis that is comparable. One has a heat pump in the offer, another triple-glazed windows, and so on. One makes a realistic offer right away, the other earns money through claiming. But you don't find out about that in such a housing development.

The important things are the soft facts. What is the quality like, what is the claiming behavior, how did the (construction) of the house go, how cooperative were the companies with changes, were there problems, what unforeseen things came up? You only get that from talking to people who are further along than you. Don’t be shy, I would be happy if, after I finish building, someone comes by, finds it nice, and wants to get information!
