Hello everyone,

we have bought a plot of land (20m x 50m) and are now thinking about the best way to plan the house.

The 20m lie directly on the street, so it goes lengthwise.
We are considering placing a double garage (approx. 6m x 9m) directly attached to the house.
The basic idea is to build 1 1/2 stories and possibly build over the garage with a bathroom or office.

Problem:
3m on each side to the neighbor, 6m for the garage, leaving 8m for the house.

Of course, we could also build the garage on the left boundary, but then we would not be allowed to build over it anymore, but we would have 10m-11m house width.

I have been searching for suitable floor plans and pictures for weeks, have already driven through many residential areas, but nowhere do we find anything similar to our ideas.

Does anyone here perhaps have tips, floor plans, or even pictures matching our idea??

Every beginning is hard.. :(

Best regards,

Hello
my tip: go with your wishes to an architect and show him the [Grundstück]. He will consider your wishes in the design and of course also the conditions of the existing building site

Hello,

that's exactly what we wanted to avoid for now and get ideas with which we will then go to the architect...

Maybe someone still has something!?

Hi,

but the architect is paid to deliver the ideas to you;)

Just as a basic idea: How about a garage integrated (possibly partially) into the building? But as already mentioned, the architect will help with that. And he doesn't need a plan from you, or if he does, he's not worth the money!

And a built-over garage becomes an issue involving the structural engineering again, or are you doing his plan right away?

@jolly13jumper

That's exactly what we had already considered. We once drew it, the 6m wide garage placed on the boundary and the house aligned lengthwise behind it to the right. We positioned the garage in the middle next to the house to also have the entrance from the side.

But if 3m of the 6m wide garage is built over (to maintain the boundary distance), we somehow find it visually inappropriate.

We haven't seen a house anywhere yet, either live or just in pictures, where the garage is "half" built over at all...

Therefore our confusion about how best to handle it?! - Have you ever seen something like this and maybe also have some pictures?

I feel like I've searched half the internet and drained countless tanks :)
