Basement despite tight conditions

Hello dear forum members!

I am reaching out to you with a difficult topic. Maybe one of you has already had the same problem and would be so kind as to give me some advice.

About my situation:

In July, I came across a plot of land by chance, which is located between two newly built single-family houses. Access to the plot is via a 3.5 m wide side street, which is also built up on the opposite side of the street. Before purchasing, I had already spoken with the architect (also my current architect) who planned and built the neighboring house. Therefore, he was already familiar with the surroundings and the plot. He assured me that a house with a basement would be possible on this plot.

Today, I had a first meeting with a builder who wanted to take a look at the plot in advance, as I had pointed out the cramped conditions. He now told me that he does not want to make me an offer if I continue to want to build a house with a basement. He said he cannot set up a crane and has no space to unload the material. In a previous conversation, we had actually come up with the idea of setting up a small crane in the garden, which we would then drive away sideways past the house at the end of the construction project.

In the attachment you will find a sketch of the construction project with the surrounding area. All measurements are in meters.

I would really be grateful if someone could give me some advice... my head is spinning :(

How does your favorite plan to install the precast concrete slabs or does he formwork on site? How much slope of the excavation pit is specified?

In such cases, temporarily ordering a crane often helps; this requires closing the adjacent street. Once the sandwich elements of the basement are in place and precast concrete slabs are installed, the crane can leave again, as space is needed for the concrete pump. If a concrete slab above the ground floor is planned, the game starts over.

A toy crane doesn’t work for this; it’s only good for moving pallets of stones to higher levels.
