Award trades individually or general contractor / turnkey?

Normally not included in the offer. Later, when it comes to planning, sometimes. It depends on the GU/GÜ. Some avoid any effort and let the trades handle the sampling etc. themselves. Others don’t delegate this but arrange everything with the client and then pass it on to the trades collectively...

We asked about it and he answered.
Electric company x or y
Sanitary company Z. Can't Hans do it? No, I can't do it with him. On Sunday, asked Hans, would you, no not with him.
You have to accept that.
Since more than half of the companies were known to us, I didn't take care of the rest.

Personally, we got along well with our two contacts. The general contractor suited us.
The expert was brought in by the general contractor. Simply because his quality standards are met and he doesn’t have to keep an eye on the companies. We would have taken one anyway because friendly craftsmen said, better take one of those.
So even an expert has advantages for both sides.

We have also built turnkey in Bavaria, and would do it the same way again. The construction company only worked with local crafts businesses, we even personally knew a few employees there :) The quality was also great, but you can probably also have really bad luck. If the company has a good reputation, it is worth waiting until the end of the year ;)

Kehlheim is not my area. 2 companies that do not just build around the church tower are

Wir Leben Haus (we have built with them)
Albert Haus (friends have built with them, are also satisfied)
