Hello everyone,

we are building with a construction company including an architect. Unfortunately, we are not at all satisfied with the gentleman architect... total disaster!

Therefore, I am asking here and not him...
In our drawings it says "Spitzboden nicht ausbaufähig" - what does that mean?

Actually, we wanted windows on the gable side, on both sides. But he did not include them.
As a staircase, we wanted to use a space-saving staircase. That was not entered into the drawings at all. As if you cannot even get into the attic...

Presumably, the roof is a so-called Nagelbinder roof. It is probably cheaper but not usable. You should have communicated this and had your architect implement it. PS you are the employers, the architect has to consider your wishes, make that clear to him.

It may also be the case that the expansion is not possible due to the development plan. Expansion means living space, which is not always desired according to the development plan. Living space must meet certain criteria, such as a second escape route, light, room height. If the room height is already lacking to convert the attic, it is not expandable. However, I do not know if I am correct. may also be right. However, such matters are of course discussed: what do you want, and what is possible. If something is not possible, the architect should explain and, if necessary, suggest alternatives.

Not entirely correct, because room height, etc., are criteria for whether there are sufficient "living rooms" within the meaning of the state building code. They are still practically developable.

If the development plan already says no, however, the expansion is not permitted.

In short: ask an architect what this is supposed to mean.... And then check it.

Maybe it is also a real cold roof, the insulation lies in the collar beam layer, and the desired space-saving staircase cannot be sealed airtight. So not feasible for building physics development.
